RE/MAX National Housing Report for December 2013

by Nate Martinez

RE/MAX National Housing Report for December 2014

The RE/MAX National Housing Report, a survey of MLS data in 52 metropolitan areas, found the December median home price of $185,400 was 11.9 percent higher than the median in December 2012. After double-digit growth in home sales during the summer, sales cooled off, but December still saw a 0.7 percent year-over-year increase.

Slower sales growth is associated with a limited inventory of homes for sale coupled with increased lending requirements and mortgage fees. At the rate of home sales in December, the Months Supply of inventory rose to 5.9 months, nearly equal to the 6.0 supply that defines a market balanced equally between buyers and sellers.

The December RE/MAX National Housing Report found a 4.5 percent monthly increase in home sales, and a 0.7 percent increase in sales from December last year. On a year-over-year basis, home sales have increased in 29 of the last 30 months.

“It’s great that improving market fundamentals continued through the normally slower winter months, and we ended the year on a strong positive note.” Margaret Kelly, RE/MAX CEO. Click here to read the full National Housing Report for December 2013.

If you or anyone you know is considering a home purchase or sale, give me a call today. With property values and inventory stabilizing, it is a good time to considering a real estate move. Nate

Nate's Monday Morning Message

Welcome to this edition of Nate's Monday Morning Message. One month of 2014 is almost over...we all work so hard and we are all so dedicated to our careers that sometimes we need to step back and take a look at our lives. We must focus each and every week on the little things that make a difference both at work and at home. That is the point. We must make a difference at work AND at home. Let us never forget that we Work to live not live to work!

I also believe there is no try - you either DO or you DO NOT. We must make a commitment to our family and friends. We must make a commitment to the people we love. We must make a commitment to the people that love us. If we do not do this, then what is it all for? Priorities are the people and things we place value on. What are yours? Decide. Commit. DO. Make it a great week!

It's Up to You, Author – unknown

One song can spark a moment,
One flower can wake the dream.
One tree can start a forest,
One bird can herald spring.

One smile begins a friendship,
One handclasp lifts a soul.
One star can guide a ship at sea,
One word can frame the goal.

One vote can change a nation,
One sunbeam lights a room.
One candle wipes out darkness,
One laugh will conquer gloom.

One step must start each journey,
One word must start each prayer.
One hope will raise our spirits,
One touch can show you care.

One voice can speak with wisdom,
One heart can know what's true.
One life can make the difference,

You see, IT'S UP TO YOU!

Nate’s Monday Morning Message

Welcome to this edition of my Nate's Monday Morning Message. It is Monday morning again - are we prepared for the successes we will have this week? Are we prepared to overcome the obstacles in our way this week? Are we prepared to do what works and change what does not this week?

I would encourage each of you to take 15 minutes this morning and set your goals for this new week. What would you like to accomplish in business and in your personal lives? How will you accomplish these goals? Also, make a list of the things you will NOT do because you know those will not further your goals. What will you do instead?

Stick to these lists and see what happens.

As the day gets going, and the week gets busy, review what you have set for yourself and adjust your actions accordingly. You are the artist of this picture and the finished product is up to you. This is a great week to start painting. Take control over yourself and your actions and get going.

Today marks Martin Luther King Day and as such, there is no day better than this one to embrace change and overcome obstacles the way Martin Luther King Jr. did.  We owe it to King’s legacy to live up to the standards he set when it comes to living up to our own ideals and accepting change freely and openly. Make it a great week!

I Have a Dream by Martin Luther King, Jr.
(Excerpt from King's speech delivered 28 August 1963, at the Lincoln Memorial, Washington D.C.)

I have a dream that one day this nation will rise up and live out the true meaning of its creed: "We hold these truths to be self-evident, that all men are created equal."

I have a dream that one day on the red hills of Georgia, the sons of former slaves and the sons of former slave owners will be able to sit down together at the table of brotherhood.

I have a dream that one day even the state of Mississippi, a state sweltering with the heat of injustice, sweltering with the heat of oppression, will be transformed into an oasis of freedom and justice.

I have a dream that my four little children will one day live in a nation where they will not be judged by the color of their skin but by the content of their character.

I have a dream today!

I have a dream that one day, down in Alabama, with its vicious racists, with its governor having his lips dripping with the words of "interposition" and "nullification" -- one day right there in Alabama little black boys and black girls will be able to join hands with little white boys and white girls as sisters and brothers.

I have a dream today!

I have a dream that one day every valley shall be exalted, and every hill and mountain shall be made low, the rough places will be made plain, and the crooked places will be made straight; "and the glory of the Lord shall be revealed and all flesh shall see it together."2

This is our hope, and this is the faith that I go back to the South with.

With this faith, we will be able to hew out of the mountain of despair a stone of hope. With this faith, we will be able to transform the jangling discords of our nation into a beautiful symphony of brotherhood. With this faith, we will be able to work together, to pray together, to struggle together, to go to jail together, to stand up for freedom together, knowing that we will be free one day.

And this will be the day -- this will be the day when all of God's children will be able to sing with new meaning:

My country 'tis of thee, sweet land of liberty, of thee I sing.

Land where my fathers died, land of the Pilgrim's pride,

From every mountainside, let freedom ring!

And if America is to be a great nation, this must become true.

And so let freedom ring from the prodigious hilltops of New Hampshire.

Let freedom ring from the mighty mountains of New York.

Let freedom ring from the heightening Alleghenies of Pennsylvania.

Let freedom ring from the snow-capped Rockies of Colorado.

Let freedom ring from the curvaceous slopes of California.

But not only that:

Let freedom ring from Stone Mountain of Georgia.

Let freedom ring from Lookout Mountain of Tennessee.

Let freedom ring from every hill and molehill of Mississippi.

From every mountainside, let freedom ring.

And when this happens, and when we allow freedom ring, when we let it ring from every village and every hamlet, from every state and every city, we will be able to speed up that day when all of God's children, black men and white men, Jews and Gentiles, Protestants and Catholics, will be able to join hands and sing in the words of the old Negro spiritual: Free at last! Free at last! Thank God Almighty, we are free at last!

Nate's Monday Message

Nate's Monday Message

Welcome to this edition of Nate's Monday Message. This week is a great week to work on our focus. We have spent weeks and months working on coming up with the things we desire and a plan to achieve our goals. Now, we must zoom in to the tasks we will need to accomplish to achieve those desires and goals and that will require complete focus. Most of us are good at focusing on tasks at hand when we do them one by one and if they don't take very long.

We run into a challenge when the tasks must be done over and over again and for a long time. This is where our focus must be strengthened and our true desires must be solid. If you desire to have better relationships - focus on being more present in the moment with those people. If you desire more confidence - focus on your self-image and the great things you have to share. If you desire more money - focus on continually doing the tasks you identified that will produce revenue and not the mundane of running your business. Focus is a differentiator. Lots of people can come up with a plan. Lots of people have desires. The challenge for many is the focus needed to do what is needed day after day without getting thrown off track. Make it a a great week!

Where we place our focus, the rest of our mind and emotions will follow. So how do we learn how to do this focus stuff? One of the quickest ways to begin to strengthen your focus muscles is to practice the 5%/95% rule. That means to focus no more than 5% on what you don't want and 95% on what you do want.

Focus 5% on what you fear 95% on getting educated and skilled to face it.

Focus 5% on the problem 95% on the healthiest solution.

Focus 5% on the mistake 95% on learning from it.

Focus 5% on who to blame 95% on making sure to heal.

Focus 5% on what you must do 95% on enjoying the process of it.

Focus 5% on the conflict 95% on the win-win-win resolution.

Focus 5% on what you can't control 95% on what you do have control over.

Focus 5% on what others say 95% on what you believe.

Focus 5% on what you have 95% on what you want to have.

Focus 5% on reading this 95% on applying it.

“One reason so few of us achieve what we truly want is that we never direct our focus; we never concentrate our power. Most people dabble their way through life, never deciding to master anything in particular.” - Tony Robbins

“You can't depend on your eyes when your imagination is out of focus.” - Mark Twain

“Concentrate all your thoughts upon the work at hand. The sun's rays do not burn until brought to a focus.”Alexander Graham Bell

“My success, part of it certainly, is that I have focused in on a few things.” - Bill Gates

Nate's Monday Message

by Nate Martinez

Nate’s Monday Morning Message

Welcome to this edition of Nate's Monday Morning Message. Have you ever taken the time to sit down and really think about what it is that you truly desire? How about how you got to where you are today? The vast majority of us just wake-up every day and go do what it is that we do. The world awakens with us and we just go through the motions of getting through the day. I challenge you this year to live a more purposeful life. To be conscious of all the decisions you make and don't make. Decide each and every day what it is that you WILL do to achieve the goals that you may have. Let us stop just getting out of bed and going through the motions.

The only difference between you and anyone else is truly how you spend your time. Let us resolve today to put the things that matter most first. Let us resolve today to always do what is important now. Let us resolve today that we will not let another week, or another year, go by without us taking full control and responsibility for all of our actions. We must do this. It is not a choice, but a challenge. I am confident that all of you can and I very much look forward to all the days ahead. They have yet to be painted and each of us is holding our own brushes. Make It A Great Week!

Beginning Today
By: Author Unknown

Beginning today I will no longer worry about yesterday.
It is in the past and the past will never change.
Only I can change by choosing to do so.

Beginning today I will no longer worry about tomorrow.
Tomorrow will always be there, waiting for me to make the most of it.
But I cannot make the most of tomorrow without first
making the most of today.

Beginning today I will look in the mirror and I will see a person worthy
of my respect and admiration.
This capable person looking back at me is someone I enjoy spending time
with and someone I would like to get to know better.

Beginning today I will cherish each moment of my life.
I value this gift bestowed upon me in this world and I will unselfishly
share this gift with others.
I will use this gift to enhance the lives of others.

Beginning today I will take a moment to step off the beaten path and to
revel in the mysteries I encounter.
I will face challenges with courage and determination.
I will overcome what barriers there may be which hinder my quest for
growth and self-improvement.

Beginning today I will take life one day at a time, one step at a time.
Discouragement will not be allowed to taint my positive self-image,
my desire to succeed or my capacity to love.

Beginning today I walk with renewed faith in human kindness.
Regardless of what has gone before, I believe there is hope
for a brighter and better future.

Beginning today I will open my mind and my heart.
I will welcome new experiences. I will meet new people.
I will not expect perfection from myself nor anyone else: perfection does not exist in an imperfect world.
But I will applaud the attempt to overcome human foibles.

Beginning today I am responsible for my own happiness and I will do
things that make me happy . . .
admire the beautiful wonders of nature, listen to my favorite music,
pet a kitten or a puppy, soak in a bubble bath . . .
pleasure can be found in the most simple of gestures.

Beginning today I will learn something new; I will try something
different; I will savor all the various flavors life has to offer.
I will change what I can and the rest I will let go.
I will strive to become the best me I can possibly be.

Beginning today. And every day.
