Year End Home Sales Bounce Back: National Housing Report from RE/MAX

by Nate Martinez

Year End Home Sales Bounce Back: National Housing Report from RE/MAX

Defying the normal trend, home sales in December rose above the number of November sales by a significant 14.4 percent. Sales were also 3.9 percent above those of last December. Although home sales have generally been lower in 2014 than 2013, three of the last four months have experienced sales higher than the same month last year. Home prices in December were also higher than one year ago, rising 5.9 percent. Inventory continues to be constrained, with 10.7 percent fewer homes for sale than last December. As a result, the Month’s Supply of inventory rose to 5.7 on a scale where 6.0 indicates a market balanced equally between buyers and sellers.

"After a sluggish start, it's nice to see the year end on a positive note. Even though we're well into the winter months, homebuyers felt confident enough to enter the market in greater numbers than just one month ago. And with prices rising at a much slower rate than last year, sellers continue to increase their equity, while buyers don't feel priced out of the market." Dave Liniger, RE/MAX, LLC CEO, Chairman and Co-Founder

Nate's Monday Message

by Nate Martinez

Nate's Monday Message

Welcome to this edition of Nate’s Monday Message..... I hope you all had a fantastic weekend and had some time to spend with family and friends. We all work so hard and we are all so dedicated to our careers that sometimes we need to step back and take a look at our lives. We should focus each and every week on the little things that make a difference both at work and at home. That is the point; to make a difference at work AND at home.  Let us never forget that we work to live not live to work! I also believe there is no try - you either DO or you DO NOT. We must make a commitment to our family and friends. We must make a commitment to the people we love. We must make a commitment to the people that love us. If we do not than what is it all for? Priorities are the people and things we place value on. What are yours? Decide. Commit. DO. Let us make this the year we are crazy successful at work and home! Let's make this the best week of the year!

ENCOURAGEMENT CORNER...

It's Up to You
Author - unknown

One song can spark a moment,
One flower can wake the dream.
One tree can start a forest,
One bird can herald spring.

One smile begins a friendship,
One handclasp lifts a soul.
One star can guide a ship at sea,
One word can frame the goal.

One vote can change a nation,
One sunbeam lights a room.
One candle wipes out darkness,
One laugh will conquer gloom.

One step must start each journey,
One word must start each prayer.
One hope will raise our spirits,
One touch can show you care.

One voice can speak with wisdom,
One heart can know what's true.
One life can make the difference,
You see, IT'S UP TO YOU!

Super Bowl XLIX – Just 11 Days Away!

We are just eleven days away from making history in Glendale, Arizona with Super Bowl XLIX. I am excited to be a part of this great event and hope to get out and enjoy some of the festivities happening around the big game day. As you can imagine, there is a lot that goes into planning and hosting a national event such as the Super Bowl. Our city is buzzing with fun-filled activities, not just the Super Bowl but the PGA tour that Tiger Woods is going to attend this year. What an exciting time to be in Arizona!

Here are a few of the activities happening this weekend and next week. Some are free events while others require a ticket. Be sure to check out the AZ Super Bowl website to learn more before you head out. There is expected to be 1,000,000 visitors in the city, so plan ahead and have a backup route to your travel plans.

Verizon Super Bowl Central – located downtown, this event runs from January 28th to February 1st, starting at 2:00 pm daily, and 10:00 on Sunday, February 1st. This is a free, family-friendly, outdoor event centered around a football theme.

NFL Experience – this is the most exciting event surrounding Super Bowl XLIX, on January 24th at the Phoenix Convention Center North. Admission is $35.00 for an all-day event. There will be free autograph sessions with NFL players, entertainment and other fun activities.

2015 Pro Bowl – this event is the official kick off of the Super Bowl week in Arizona! The Pro Bowl is a matchup of the NFL’s best players regardless of conference. This event will be held at the University of Phoenix Stadium, for ticket information visit www.NFL.com/probowl.

Glendale Chocolate Affaire – the 20th Annual Glendale Chocolate Affaire will be held at Murphy Park in downtown Glendale on January 30/31st. Free admission to the public, plus tours of the Cerreta Candy Company.

2015 WM Phoenix Open – ever year the Waste Management Phoenix Open draws large crowds on the PGA Tour. This event is one of the fifth oldest events on the PGA Tour schedule and it is one of the most unique with the legendary “16th Hole.” This year Tiger Woods is scheduled to play at the WM Phoenix Open. Admission starts at $30.00 and this event runs from January 26th to February 1st.

Nate's Monday Morning Message

by Nate Martinez

Nate's Monday Morning Message

Welcome to this edition of Nate’s Monday Morning Message. I hope you all had a wonderful weekend filled with fun and relaxation. This week is a great week to work on our focus. We have spent weeks and months working on coming up with the things we desire and a plan to achieve our goals. Now, we must zoom in to the tasks we will need to accomplish to achieve those desires and goals and that will require complete Focus. Most of us are good at focusing on tasks at hand when we do them one by one and if they don't take very long. We run into a challenge when the tasks must be done over and over again and for a long time. This is where our focus must be strengthened and our true desires must be solid.

If you desire to have better relationships - focus on being more present in the moment with those people. If you desire more confidence - focus on your self image and the great things you have to share. If you desire more money - focus on continually doing the tasks you identified that will produce revenue and not the mundane nonsense of running your business. Focus is differentiators. Lots and lots of people can come up with a plan. Lots and lots of people have desires. The challenge for many is the focus needed to do what is needed day after day without getting thrown off track.

ENCOURAGEMENT CORNER

Where we place our focus, the rest of our mind and emotions will follow. So how do we learn how to do this focus stuff? One of the quickest ways to begin to strengthen your focus muscles is to practice the 5%/95% rule. That means to focus no more than 5% on what you don't want and 95% on what you do want.

Focus 5% on what you fear 95 % on getting educated and skilled to face it.

Focus 5% on the problem 95% on the healthiest solution.

Focus 5% on the mistake 95 % on learning from it.

Focus 5% on who to blame 95% on making sure to heal.

Focus 5% on what you must do 95% on enjoying the process of it.

Focus 5% on the conflict 95% on the win-win-win resolution.

Focus 5% on what you can't control 95% on what you do have control over.

Focus 5% on what others say 95% on what you believe.

Focus 5% on what you have 95% on what you want to have.

Focus 5% on reading this 95% on applying it.

WORDS TO LIVE BY

“One reason so few of us achieve what we truly want is that we never direct our focus; we never concentrate our power. Most people dabble their way through life, never deciding to master anything in particular.” Tony Robbins

“You can't depend on your eyes when your imagination is out of focus.” - Mark Twain

“Concentrate all your thoughts upon the work at hand. The sun's rays do not burn until brought to a focus.” - Alexander Graham Bell

“Aim at the sun and you may not reach it; but your arrow will fly far higher than if you had aimed at an object on a level with yourself.” - F. Hawes

“Concentration is the secret of strength.”- Ralph Waldo Emerson

“My success, part of it certainly, is that I have focused in on a few things.” - Bill Gates

“What matters is where you want to go. Focus in the right direction!” - Donald Trump

“Focusing your life solely on making a buck shows a certain poverty of ambition. It asks too little of yourself. Because it's only when you hitch your wagon to something larger than yourself that you realize your true potential.” - President Barack Obama
