Local RE/MAX Offices Work Together

by Nate Martinez

Local RE/MAX Offices Work Together

It is with great sadness I share the news of the recent passing of RE/MAXAchievers, Broker/Owner Tim Hatlestad. On November 21st, RE/MAX International announced that the three RE/MAX Achievers office locations would be joined with local RE/MAX offices, including RE/MAX Professionals.

RE/MAX agents have proven they’re among the best in the business, especially in Arizona,” said Nick Bailey, Vice President and Regional Director of the RE/MAX Southwest Region. “We are deeply saddened by the loss of one of our brokers, but I am proud of the leadership demonstrated by each of the RE/MAX offices who have offered their support. With their knowledge and experience, we’re confident that the Achievers agents will continue to build on their current success in providing outstanding service to clients in the area.”

RE/MAX agents lead the way with a number one market share in the Phoenix metro area. I know I can speak on behalf of my business partner, Frank Russo, we are proud to be among the other RE/MAX Broker/Owners who stepped up to welcome the agents of RE/MAX Achievers. The bond we share in the RE/MAX family is just another reason I am honored to be a RE/MAX agent. Thank you Bill Ryan, RE/MAX Infinity, Howard Lein, RE/MAX Excalibur and the other offices in the region who have offered to help during this difficult time. And to the agents formerly with RE/MAX Achievers, who are now a part of RE/MAX Professionals - Welcome!

Market Update

by Nate Martinez

Two weeks ago I attended a local event hosted by Fidelity National Title Agency called the Crystal Ball Conference. The information and purpose of the half-day seminar was to give us a glimpse into the future, or in other words, the “crystal ball” for the 2012 real estate market. I thought you might enjoy reading what I learned and the projections for the next year in the Phoenix Market.

Let’s start with realistic numbers – as of today – the inventory for Maricopa County:

  • Active homes for sale: 16,347
  • Pending (or under contract) homes: 16,709

When the crash of the market began in 2008-2009 we saw listing inventory soar into the 60,000’ish range of homes for sale. Today, we have less than a 30 day supply. Here are some additional numbers which help paint the inventory picture:

  • HUD listings are down by 83%
  • REO listings (Fannie, Freddie Mac, etc) are down by 68%
  • Short sale listings are down by 72%
  • Normal (equity sellers) listings are down by 33%

So what does all this mean for 2012? According to what I learned a few weeks ago, the improvement to the REO supply of inventory means a shift in the focus of real estate sales next year – it is speculated that 2012 will be the year of the short sale listings.

Just at Bank of America alone, they have geared up to handle the short sale approval process by putting over 3,000 employees to work in their short sale division. Arizona home loan delinquencies are down by 32.1% which puts Arizona in the top spot compared to all other states. The drive in the market next year will be a continued effort to improve the housing economy by reducing the number of bad or underwater loans by way of a short sale. Here are additional facts and information that was shared at the Crystal Ball Conference:

  • Bank Panelists concurred that they want to increase their short sale approvals for 2012 and are currently hiring more people on their teams.
  • Banks would rather approve a short sale than foreclose.
  • In Arizona, short sales tend to sell for a higher list price, so more short sale approvals could possibly trend our values up.
  • Only 2 years ago, banks handled delinquent mortgage almost exclusively by foreclosure – today that rate is down to 32.1% from 2009 – the biggest drop than other state in the nation.
  • With the lowest inventory we have seen since 2005, there is no longer a glut of future foreclosures looming over our Arizona housing market.

As my team inventory has shifted dramatically, I will also be focusing more of my attention to reaching out to our past clients, friends and family of those clients to offer them short sale assistance. The 2012 real estate market looks very favorable for homeowners who are struggling with an underwater mortgage. Now is the time to shift your attention as well – from the negative stigma of foreclosure and the bad housing market - and consider a fresh start in the New Year. My team and I have an experienced short sale department and we want to help you. If you or someone you know would like to learn more about the short sale options available, including relocation assistance, please call 602-942-7000 or email today. I look forward to helping you achieve your New Year’s goals!

In the years since our nation was born, veterans have given selfless service to their country in times of war and peace. At every critical stage in America's history, these men and women stepped up when they were needed, and their efforts to preserve the freedom we now enjoy made an impact at home and abroad. Celebrate this wonderful day by offering thanks to a veteran and by spending quality time with loved ones. Find time each and every day to practice selfless acts of kindness toward others. Our freedom was built upon the shoulders of heroes. Honor them by appreciating life and practicing benevolence. Enjoy a smile this Veterans Day.

Change the course

Change the Course

Did you know that close to one-fourth of all U.S. homeowners are "underwater" on their mortgage - meaning they owe more on their house than they could net from selling it in today's market.

Rough economic waters have left millions of Americans feeling stranded and uncertain. What do you do when you can't afford to pay your mortgage and feel like you can't afford to sell either?

The situation is complicated. The sakes can be high. As a real estate professional who has achieved the Certified Distressed Property Expert (CDPE) designation, I am distinctly qualified to help with real solutions.

Steve Jobs 7 Rules for Success

by Nate Martinez

Steve Jobs 7 Rules for Success

As many of you know, I am a huge fan of Apple products and of Steve Jobs. I have been using the iPhone since it hit the market and have more than one iPad and iPod. People say other technology is the same but when it comes down to it, its close but just not the same. The experience, the touch, the look, its all uniquely Apple and I believe the difference can be found in one or all of Steve Jobs’ 7 Rules for Success. What I most appreciate about his simple guiding principles is that they can be applied to any industry, any type of business and they work. Writing this blog today, makes me think about how I can use them in my business.

1.)    Do what you love: At the end of the day, we all need to enjoy what we do otherwise, what is the point. Passion and enthusiasm are key ingredients to success.

2.)    Put a dent in the Universe: What can you do today to make a difference? What is your vision for your business, for your life? Strive to leave a lasting mark or in other words a "dent in the Universe."

3.)    Make connections: I have always been a big advocate for networking, which is part of the reason I travel to multiple training events around the U.S. every year. Connecting with like-minded industry experts helps me stay on top of my game.

4.)    Say no to one thousand things: When Steve Jobs came back to manage Apple, he took their product line down from 350 products to just 10. His thought was to focus on 10 really amazing products instead of having 350 mediocre products. Focus on quality, not quantity.

5.)    Create insanely different experiences: When you shop at an Apple store, it is quiet literally an “insanely different experience.” From the moment you walk in the door to the moment you leave – they get it – how to treat the customer, which is part of the reason I keep coming back for more.

6.)    Master the message: Not all of us are marketing genius like Steve Jobs was, however, you can still be a master of your own personal message. Know what you are selling and why. Get excited about it and others will take notice.

7.)    Sell dreams, not products: In real estate we sell the American Dream – homeownership. It has been a tough sell the past couple years but I believe very much in the dream of homeownership and the benefits that come along with owning a home. Now is the time to create dreams, share them with others and make real connections that last a lifetime.
