This week marks the 40th anniversary of the number one brand in real estate - RE/MAX! I have been a member of the RE/MAX family since 1993 and can't imagine working for any other real estate company. I am both proud and honored to have the privilege to surround myself with the brilliant minds and leaders who make this industry great.

Welcome to this edition of Nate's Monday Morning Message. This week and every week there are opportunities that come into our lives. Do you have the mindset to see them when they do? Do you know how to recognize them and take full advantage of the opportunity each and every time? If you want to start making significant strides be ready when those opportunities arise. See them and act on them.

We all need to work on our skills, talents, organization, caring, and much more regularly. We also need to remember that we must recognize and take action on opportunities that come our way. They could be big or they could be small, but all of them can help us move closer to our goals if we want to. Put yourself in a position to win and then take the steps necessary to achieve. Look at everything that happens as an opportunity to do something great. This week is your week. Let's make this the best week of the year!!!

ENCOURAGEMENT CORNER...

Creating Opportunity:

An enterprising person is one who comes across a pile of scrap metal and sees the making of a wonderful sculpture.

An enterprising person is one who drives through an old decrepit part of town and sees a new housing development.

An enterprising person is one who sees opportunity in all areas of life.

To be enterprising is to keep your eyes open and your mind active. It's to be skilled enough, confident enough, creative enough and disciplined enough to seize opportunities that present themselves... regardless of the economy.

A person with an enterprising attitude says, "Find out what you can before action is taken." Do your homework. Do the research. Be prepared. Be resourceful. Do all you can in preparation of what's to come.

Enterprising people always see the future in the present. Enterprising people always find a way to take advantage of a situation, not be burdened by it. And enterprising people aren't lazy. They don't wait for opportunities to come to them, they go after the opportunities.

Enterprise means always finding a way to keep yourself actively working toward your ambition.

Enterprise is two things. The first is creativity. You need creativity to see what's out there and to shape it to your advantage. You need creativity to look at the world a little differently. You need creativity to take a different approach, to be different. What goes hand-in-hand with the creativity of enterprise is the second requirement: the courage to be creative. You need courage to see things differently, courage to go against the crowd, courage to take a different approach, courage to stand alone if you have to, courage to choose activity over inactivity.

And lastly, being enterprising doesn't just relate to the ability to make money. Being enterprising also means feeling good enough about yourself, having enough self-worth to want to seek advantages and opportunities that will make a difference in your future. February 2013 RE/MAX National Housing Report

February 2013 RE/MAX National Housing Report

According to the RE/MAX National Housing Report, the selling season in 2012 started early and continued through the whole year. Now, the New Year is starting at levels even higher than last January.

The January RE/MAX National Housing Report shows the recovery continues with sales up 9.1percent and prices up 8.0 percent from January last year. Falling inventories are both a positive and negative factor for the recovery. They have pushed prices higher, which helps underwater homeowners, but have also created a shortage of homes for potential buyers. The inventory of homes for sale remains 28.9 percent below the levels seen in January 2012.

With fewer distressed properties and underwater homes, more home sellers in 2013 may be persuaded to place their homes on the market and move up. As the inventory issue works its way back to a traditional balance, the housing market should continue a robust recovery in 2013.

“We saw a strong start to 2012 last January, and this year is starting with an even higher number of sales and increased prices,” said Margaret Kelly, CEO of RE/MAX, LLC. “Such an impressive start to the new year is hopefully pointing to an even stronger performance for the entire year. Expect the 2013 housing market to continue the solid recovery that began one year ago.”

Welcome to this edition of Nate's Monday Morning Message. This week and every week put in place a plan that will take care of your short term goals and your long term desires. You can actually have both if you plan for both. When you realize that you are the architect of your own life and you and only you have the power to build the life that you want dramatic things will happen. Take charge over achieving what you want. Work hard to find the right people to help you and gather the knowledge necessary to reach your success. Be grateful for all that you have accomplished and all the greatness ahead.

Don't let excuses interfere with your life and become more determined, more enthusiastic, and more purposeful each and every day. Share your passion with others and do all you can to help bring as many people up as you can.  Stay focused on the important and don't be too critical of others. Stay focused on the positive and forgive the mistakes or failings of others and yourself.  Grow daily and become a role model to all that cross your path. Let's Make This The Best Week Of The Year!!!

ENCOURAGEMENT CORNER...

It is nearly impossible for anyone, even the most ineffective among us, to continue to choose a life of tedious grief after becoming fully enlightened to the fact that ineffectiveness is a choice. It is the direct outcome of unproductive beliefs and behaviors. So here’s a quick reminder – 9 Things to Stop Believing:

1. “I don’t know what I want.”
Never let what other people expect from you dictate what you expect from yourself. Figure out what you want. Clarity about your true desires is so liberating because you get to stop proving yourself to everyone, including yourself. When you get real about the true feelings you crave, you end up surprising yourself with an abundance of new opportunities and possibilities.

2. “I can deal with it all later.”
Without a plan you’re going to stay where you are. It’s time to figure it out. It’s time to make a move. You will not be judged by what you say; you will be judged by what you do. Wake up each morning determined, so you can go to bed satisfied. Have the courage and discipline today to do what is needed instead of simply what is convenient.

3. “That’s too much work.”
Life is not always easy. Wishing for a situation to be easier without taking action usually just makes it more difficult. The most effective way to handle what must be done is to do it. The time-tested strategy for making life truly easier is to work through each challenge as it arises, persistently following through to the best of your ability. Use each challenge as an opportunity to create value and make a difference, and you’ll eventually get to wherever it is you hope to go.

4. “I don’t have the strength.”
Stand up to your obstacles and do something about them. You will find that they don’t have half the strength you think they have. The struggle you’re in today is developing the strength you need for tomorrow. Even when you give it your best shot and you miss, it’s not a failure. Instead, it’s just another opportunity to step up to the plate and do it better next time. You are stronger than you think. Don’t give up.

5. “My relationship with someone else will solve my problems.”
The most powerful relationship you will ever have is the relationship with yourself. If you’re not comfortable enough with yourself or with your own truth when entering a relationship, then you’re not ready for that relationship. Because you are incapable of loving another unless you love yourself, just as you are incapable of teaching someone else something unless you yourself understand it.

6. “I will never forgive!”
You have to forgive. You don’t have to like them, you don’t have to be friends with them, you don’t have to spend time with them ever again, but you have to forgive them - To Let It Go! Because if you don’t, you are choosing to tie boulders to your ankles, which are way too heavy for your growing wings to carry.

7. “New paths and experiences are too risky.”
Have the willingness to feel the fear and do it anyway. It’s not the future that you need to be afraid of, it’s repeating the past that threatens your growth. Wouldn’t you rather attempt to do something great and learn a lesson, than attempt to do nothing and learn nothing for the rest of your life?

8. “Starting over is not for me, no matter the circumstances.”
There comes a point in your life when you realize that nothing will ever be the same, and you realize that from now on, time will be divided in two parts: before this and after this. But that’s okay. There’s no shame in starting over again, for you get a chance to rebuild things bigger and better than they ever were before, or reinvent yourself and do something you’ve always wanted to do.

9. “My unhappiness now will create happiness in my future.”
Maybe you think you’re entitled to more happiness in the future by forgoing all of it now, but it doesn’t work that way. Being happy takes as much practice as being unhappy. It’s by living with a smile that you smile more. By waiting you wait more. Every waiting day makes your lifetime as a whole a little less happy. To be happy is to truly live.

Real Estate Update – Good News for the Phoenix Market 

Although the results of January’s stats show mix results, there is good news for the Phoenix market. Three out of four price metrics reported an increase – median list price up 6.4 percent, the average list price up 10 percent and the median sales price up 1.2 percent.

Pending foreclosures continue in a downward trend, starting with the highest number in November 2011 and down by 78 percent in January. Distressed properties (short sales) have also dropped by 33.8 percent.

There are other indications that the housing recovery in Phoenix will continue. In a recent study, using Moody’s Analytics, based on population and the economy, Phoenix was named the eighth fastest growing metro area. The Phoenix-Mesa-Glendale MSA showed a population growth, which increased from 1 percent in 2012 and has a projected growth of 2.7 percent for 2013.

Although the Phoenix market has struggled with low inventory, new homes are a potential solution. R.L. Brown reported 668 new single family permits in December, which contributed to 35.8 percent increase when compared to December 2012. Overall, there has been a 71 percent increase in new home permits over those numbers in 2011.

If you do not grow and expand in these areas you are basically the same person you were the day before. Stay focused on maintaining or reducing the calorie intake if you need, but learn to expand your life. You have amazing things ahead of you should you choose to create them. ENCOURAGEMENT CORNER...

The King's Road Block

In ancient times, a king had a boulder placed on a roadway. Then he hid himself and watched to see if anyone would remove the huge rock.

Some of the king's wealthiest merchants and courtiers came by and simply walked around it. Many loudly blamed the king for not keeping the roads clear, but none did anything about getting the big stone out of the way.

Then a peasant came along carrying a load of vegetables. On approaching the boulder, the peasant laid down his burden and tried to move the stone to the side of the road. After much pushing and straining, he finally succeeded.

As the peasant picked up his load of vegetables, he noticed a purse lying in the road where the boulder had been. The purse contained many gold coins and a note from the king indicating that the gold was for the person who removed the boulder from the roadway.

The peasant learned what many others never understand: Every obstacle presents an opportunity to improve one's condition once you make the effort.

Welcome to this edition of Nate's Monday Morning Message. This week reward yourself for a job well done. What are the things that you are proud of? Be proud of them and be thankful! Also, make sure you give yourself a little create for those successes and accomplishments regularly.

Most people focus on what needs to change all the time and what we need to focus on equally is all that does not need to change. To improve you do not need to just get better at things and do more and more. To improve you need to know what to leave alone because it is working just fine. Be so very thankful for all that you have or you will not make room for more. Work on what needs changing and leave alone that which is just right. Let's make this the best week of the year!!!

ENCOURAGEMENT CORNER...

Action: Do you want to make massive positive change in your life? Take Action. You can sit there are wish or you can get up and take action. Action is what will make your life different.

Persistence: You need the ability to hang on during tough times. Do not give up when you feel that you are doing the right thing.  Too many people stopped 3 feet from gold. Be one of the few who doesn't.

Learning: What you know today needs to change tomorrow. You must constantly learn new things and then apply them. Do not always learn the hard way - make it your decision.

Effort: In all things that you do out forth your best effort. There are very few separators in this world and EFFORT is one of the most important.

Caring: Remember that being successful alone will leave you on top of a mountain lonely. Care about people around you and help lift up anyone you can. That is where true success will come from.

Plan: To make great strides you need to know where you wish to go. Plan what you want and how you will get or do it. Make sure to adjust the plan when you get new information and put the effort in to succeed.
