Fit to Sell: Turn Your Home into a Model

If you are considering a home sale, an important first step is to evaluate how your home shows - and how you can turn your home into a model with a view simple steps. When preparing to sell, you will need to emotionally disconnect. By packing up personal belongings, photos and collectibles, you will "de-personalize" the space, which will allow a possible buyer to visualize their own furnishings in the home.

A deep cleaning can go a long way. Take a good look at the flooring, windows, baseboards and fixtures such as ceiling fans. If you were a buyer, what would stand out to you? Making minor repairs can also help your home show off its best features. Remember that buyers form an opinion of your home within seconds.

Welcome to this edition of my Monday Morning Message. Are you prepared for the success that you are about to have? This is one of the biggest things that holds people back from success: the fear of success itself. Be prepared for it and it is more likely to happen. Put yourself in a position to succeed in all aspects of your life daily. We need to be standing in front of the Door of Opportunity so when it opens we will be there. Opportunity is all around us. We have been talking for months about this and now is the time to take action. Not tomorrow - not next week. Make this year, 2014, your breakout year!!! Let's get up and go!!! 



Be thankful that you don't already have everything you desire. If you did, what would there be to look forward to? Be thankful when you don't know something, for it gives you the opportunity to learn new things. Be thankful for the difficult times. Those are the times you grow. Be thankful for your limitations, because they give you opportunities for improvement. Be thankful for your mistakes. They will teach you valuable lessons for the future. 

Be thankful when you are tired and weary, because it means you've made a difference. It’s easy to be thankful for the good things. A life of rich fulfillment comes to those who are also thankful for the setbacks and bumpy times. Find a way to be thankful for your troubles, and they can become your blessings.

Updated National Housing Report from RE/MAX

January home sales feel lower, while prices continued to trend up - the change in sales can be attributed to the severe winter storms. The RE/MAX National Housing Report, found that the January median home price of $173,475 was 11.6 percent higher than the prices in January 2013. Click here to read the updated National Housing Report from RE/MAX.

“We usually expect to see fewer home sales in the winter months, but January experienced particularly severe storms in a large part of the country, which disrupted appraisals, inspections and closings. However, the real story for home sales in 2014 will begin to unfold in the coming spring and summer months.” Margaret Kelly, RE/MAX CEO.

Despite the extreme weather conditions, thirteen metro areas experienced sales higher than this time last year. As for us in Arizona, the weather has been the usual sunny but much warmer than the typical spring temperatures. Welcome to this edition of Nate's Monday Morning Message...Let’s focus on the many things we have control over and not the many things we do not. We have control over getting up everyday in the proper mindset. We do not have control over others doing the same. We have control over us doing all of the prospecting we should on a daily basis.

We do not have control over a particular buyer jumping off the fence and buying today. We have control over our own actions and what we will do. We do not have control over what others will do. There are more things we do have control over than we don't. Think about what you can do and then do it!  Let’s FOCUS - ONLY - on the things we have control over.

There are two days in every week about which we should not worry.

Is the West Valley Luxury Home Market on the Rebound?

In a recent interview with a local media source, I shared some interest facts about the luxury home market in the West Valley. Below are excerpts taken from the article published on AZ Central:

Real-estate agent Nate Martinez walked past the fountain and the house covered with hand-carved cantera stone, pointing out the sweeping view of the Valley floor and distant mountain ranges from the estate perched atop Glendale’s Thunderbird Mountain. Tucked off 61st Avenue, just north of expensive Arrowhead subdivisions, the custom house in the Tuscany Hills neighborhood recently sold for $2 million.

“I’m surprised at how the luxury market is starting to come back in the Northwest Valley,” said Martinez, a 30-year real-estate veteran who represented the sellers. "These luxury homes are just rising out of the Valley floor."

The West Valley has long had pockets of expensive homes. Glendale’s Arrowhead community, which developers started building in the 1980s, at one point had more millionaires than Paradise Valley. Horse properties in Wickenburg and other rural West Valley cities can also break the million-dollar mark. But the bounty has spread around the region in the past decade. Custom-built, multimillion-dollar homes are appearing in master-planned communities in Goodyear’s Estrella, Buckeye’s Verrado and, most notably, in the northern stretches of Peoria.

Martinez could spot another expensive enclave from his hilltop listing on 63rd Drive in Glendale. Not far away, on Artie Avenue in Peoria, he recently sold a $3.2 million home in Copper Creek Estates with a five-car garage, a private movie theater, vaulted ceilings and three fireplaces."

“Peoria is still developing,” Martinez said. “We’re landlocked in Glendale and there are probably more opportunities in Peoria.” 

The home on Artie Avenue that Martinez sold for $3.2 million, for instance, was assessed at $1.8 million by the Maricopa County Assessor’s Office in 2012. Assessments usually lag behind jumps in market prices as well. Both sale prices and home values are creeping up. West Valley real-estate agents said they knew of numerous lots that sold for more than $500,000 before the crash — land that was destined to have a custom-built luxury home. Many of those properties went into foreclosure. But the builders appear to be coming back.

New master-planned communities also have brought luxury to more West Valley cities. DMB Associates, a high-end developer based in Scottsdale, started building Verrado in Buckeye in the late 1990s and now has a clutch of multimillion-dollar listings there. Goodyear’s Estrella community takes advantage of million-dollar views from the Sierra Estrella mountain range and neighborhoods in Vistancia helped mark north Peoria as an up-and-coming pocket for millionaires.

Welcome to this edition of Nate's Monday MessageAre we in the right mindset to succeed? Are willing to do what is necessary to achieve our goals? Are we ready to stop all the complaining and take responsibility for our actions? The time is now…SAY YES!!! I hope you have spent the last few months preparing your business to succeed in 2014. You should have a business plan, goals set to achieve, actions steps achieve those goals, a schedule of when you will do what steps, tracking ability to see what's working and what needs to be adjusted, but MOST NEED to proper MINDSET to succeed.

Take 5 minutes every day to prepare yourself for success. Remember that Happiness is determined PRIOR to any actions. Put yourself in the right frame of mind; be grateful for all the wonderful people in your life today; be grateful for all the things that you have at your disposal; be grateful that you have the ability to change anything you don't like in your life; be grateful for all that you have already accomplished. Stop always planning for tomorrow - or you miss today.

Welcome to this edition of Nate's Monday Message. The weather has been crazy lately. There is one thing for certain though. The seasons always change and the sun will always rise - in our lives and our businesses too.

Are you prepared to make the most out of this week? Are you organized; determined; motivated; and just all around ready to succeed? Take a few minutes today to sit quietly and gather your thoughts. What are the 5 things you must do this week to be a success? What are the 5 things you must not do this week to be a success? Write them down and keep them with you. We must be prepared to succeed.

Everything Happens For The Good  

There was once a King who had a wise adviser. The adviser followed the King everywhere, and his favorite advice was, "Everything happens for the good." One day the King went hunting and had a little accident. He shot an arrow at his own foot and was injured. He asked the adviser what he thought about the accident, to which the adviser replied, "Everything happens for the good." This time the King was really upset and ordered for his adviser to be put in prison. The King asked his adviser, "Now, what do you think?" The adviser again replied, "Everything happens for the good." So the adviser remained in prison. 

The King later went on a hunting trip, this time without the adviser. The King was then captured by some cannibals. He was taken to the cannibals' camp where he was to be the evening meal for the cannibals. Before putting him into the cooking pot he was thoroughly inspected. The cannibals saw the wound on the King's foot and decided to throw him back into the jungle. According to the cannibals' tradition, they would not eat anything that was imperfect. As a result the King was spared. The King suddenly realized what his adviser said was true. The adviser also escaped death because had he not been in prison, he would have followed the King on the hunting trip, and would have ended up in the cooking pot. 

Success Principles 

It is true that everything in life happens for a purpose, and always for our own good. If you think about it, all our past experiences actually happened to bring us to where we are today, and it is always for the good. All the past experiences makes us a better person. So, whatever challenges that we may face today, consider it happening to bring us to the next level.
