It is all in how we label what we feel. Fear merely stands for: false evidence appearing real. Be prepared for the success you have working towards, and it is more likely to happen. ENCOURAGEMENT CORNER

Just BE THANKFUL 

Be thankful that you don't already have everything you desire. If you did, what would there be to look forward to? Be thankful when you don't know something, for it gives you the opportunity to learn new things. Be thankful for the difficult times. Those are the times you grow. Be thankful for your limitations, because they give you opportunities for improvement. Be thankful for your mistakes. They will teach you valuable lessons for the future. 

Be thankful when you are tired and weary, because it means you've made a difference. It’s easy to be thankful for the good things. A life of rich fulfillment comes to those who are also thankful for the setbacks and bumpy times. Find a way to be thankful for your troubles, and they can become your blessings.

RE/MAX National Housing Report for January 2019

A sixth consecutive month of declining home sales in January contributed to the largest year-over-year inventory increase in at least ten years, according to the RE/MAX National Housing Report.

While year-over-year home sales dropped eleven percent – extending a streak that began in August – inventory grew year-over-year by an average of 6.4 percent across the report’s fifty-four U.S. metro areas. January marked the fourth consecutive month of year-over-year inventory growth – further reversing a decade-long trend of shrinking inventory. December 2018’s year-over-year inventory growth of 4.7 percent was the previous record in the report’s ten-year history.

“The winter chill extended to the housing market in January, as home sales remained cool,” said RE/MAX CEO Adam Contos. “The good news is that inventory levels in January continued to rise on a year-over-year basis, providing incremental improvement in what’s been a multi-year shortage of for-sale homes. This is a positive for homebuyers, as the market continues to swing their way.”

The median sales price of $234,000 was a report record for January, increasing 4.6 percent over January 2018. But the rate of sales price increase was considerably less than the 6.7 percent posted from January 2017 to January 2018. December 2018 was the only month since January 2012 to show a year-over-year decline in median sales price. Fifty-nine days on market was a record low for January sold listings – averaging one day less than the 60 posted in January 2018. January’s 3.9-month supply of inventory was higher than the 3.4-month supply of January 2018.

“Underlying demand remains solid overall, as evidenced by widespread price increases,” said Contos. “So the housing market, while not markedly busy in January, remains relatively healthy. Furthermore, with interest rates stabilizing and home-price increases slowing, the spring selling season shapes up to be as interesting as any we have seen in years.”

Of the 54 metro areas surveyed in January 2019, the overall average number of home sales was down 26.1 percent compared to December 2018, and down 11.0 percent compared to January 2018. In January 2019, the median of all 54 metro Median Sales Prices was $234,000, down 2.5 percent from December 2018, and up 4.6 percent from January 2018. The average Days on Market for homes sold in January 2019 was fifty-nine, up four days from the average in December 2018, and down one day from the January 2018 average.

But most importantly, we have choices and we get to choose to start each day with the proper mindset. We get to choose our own actions, and what we will do or not do today. You can’t control others, but you can choose how you interact with them. You can’t control the outcome, but you can choose how you react to it. This week, make it a point to focus on your choices, and you will find that you have more control that you realize. Let’s make it a great week!

ENCOURAGEMENT CORNER

Yesterday, Today and Tomorrow - Author Unknown

There are two days in every week about which we should not worry. 
Two days which should be kept free from fear and apprehension.

But as with life and business, things change including technology. We used to have home phone numbers, AOL chatrooms and pagers if we needed to reach someone quickly.

Nowadays, home phone numbers are a thing of the past, text messaging has replaced pagers and we have a giant chatroom known as Facebook to connect us with those we love and care about across the globe. We love the advancement of technology, however, the way we connect with our clients has also changed, and in that process, we have lost important contact information for many of you. In an effort to reconnect with you in 2019, we have hired a customer service specialist to help us – his name is John.

Welcome to this edition of Nate's Monday Message! The weather has been a little unusual for the Valley of the Sun this winter, and this week brings us more rain and cooler temps. There is one thing for certain though, and that is seasons always change and the sun will always rise - in our lives and our businesses.

Are you prepared to make the most out of this week? Are you organized; determined; motivated; and just all around ready to succeed? Take a few minutes today to sit quietly and gather your thoughts. What are the five things you must do this week to be a success? What are the five things you must not do this week to be a success? Write them down and keep them with you. We must be prepared to succeed. Let’s make it a great week!

Everything Happens for The Good  

There was once a King who had a wise adviser. The adviser followed the King everywhere, and his favorite advice was, "everything happens for the good." One day the King went hunting and had a little accident. He shot an arrow at his own foot and was injured. He asked the adviser what he thought about the accident, to which the adviser replied, "Everything happens for the good." This time the King was really upset and ordered for his adviser to be put in prison. The King asked his adviser, "Now, what do you think?" The adviser again replied, "Everything happens for the good." So, the adviser remained in prison. 

The King later went on a hunting trip, this time without the adviser. The King was then captured by some cannibals. He was taken to the cannibals' camp where he was to be the evening meal for the cannibals. Before putting him into the cooking pot he was thoroughly inspected. The cannibals saw the wound on the King's foot and decided to throw him back into the jungle. According to the cannibals' tradition, they would not eat anything that was imperfect. As a result, the King was spared. The King suddenly realized what his adviser said was true. The adviser also escaped death because had he not been in prison, he would have followed the King on the hunting trip and would have ended up in the cooking pot.
