One of the many real estate services we offer on the Nate Martinez Team, is a short sale department - which is managed by Jaime Stark, a veteran REALTOR for over twenty years in the Valley of the Sun.

Short sales are a very real part of our market today and an essential piece to the overall recovery of the housing economy but they are not always easy to negotiate. For the past few years, Jaime has dedicated her time and energy to helping our clients navigate through the short sale process with a level of care and concern that is both professional and dignified. It gives me great pleasure to share with you a testimonial we received yesterday from a real short sale client who just successfully closed on their home in Surprise, Arizona.

New FHA Guidelines

New FHA Guidelines

Beginning on April 1st there will be new FHA Guidelines for home buyers. I know there has been some confusion and alot of talk about how this will impact home buyers and most importantly how much the new guidelines will ultimately cost. Here is quick look at what the changes will be to the FHA Guidelines:

  • Monthly Mortgage Insurance: currently 1.15% - will increase to 1.25%
  • Up front Mortgage Insurance Premium: currently 1% - will increase to 1.75% (this fee is rolled into the loan)

If we were to take a $150,000 loan amount as an example at the current guidelines the fees would look something like this:

  • Up front Mortgage Insurance Premium: $1500
  • Monthly Mortgage Insurance expense: $143.75
  • Monthly Principle and Interest payment: $745.28
  • Total monthly payment: $889.03

After April 1st when the new FHA Guidelines go into effect, here is what the fees will change to:

  • Up front Mortgage Insurance Premium: $2625
  • Monthly Mortgage Insurance expense: $156.25
  • Monthly Principle and Interest payment: $750.82
  • Total monthly payment: $907.07

The difference between the current guidelines and the new FHA Guidelines is less than $20.00 per month. Although none of like change, the new FHA Guidelines are not as bad as they might appear at first glance. In addition, interest rates are at ridiculously low figures and housing prices have never been better. Even with a slight increase to the FHA Guidelines, it is still a fantastic time to buy a home. Don't forget Daylight Savings!

It is that time of year again when we are reminded to turn our clocks ahead for Daylight Savings. On Sunday, March 11th at approximately 2:00am we will begin Daylight Savings for 2012. From Sunday until November 4th, Arizona will be on Pacific Time (PST) which means we will be the same time as California, Oregon and Washington.

Most people in Arizona don't pay attention to Daylight Savings because we physically do not change our clocks however, it is important to remember we do change time zones. During the spring and summer months, Arizona is on Pacific Time (PST) and during the winter months we are on Mountain Time (MST).

If you are planning an important conference call or perhaps taking a trip across the country, here is a helpful time zone review:

  • One hour ahead of states on Mountain Time (Colorado, New Mexico)
  • Two hours ahead of states on Central Time (Texas, Missouri)
  • Three hours ahead of states on Eastern Time (New York, Georgia)

4 Reasons Consumers Still Need an Agent

I read a blog published by Trulia the other day which shared the 4 reasons consumers still need an agent. As many of you already know, Trulia.com is online tool which offers a variety of services, from home inventory, financing options, blogs, etc. I thought their perspective in this particular blog was interesting and wanted to share what they feel are the 4 reasons consumers still need an agent.

1.) Online marketing takes time and expertise - online marketing is a must when selling a home however it takes time and effort - as a real estate professional, this is a part of my services so you as the homeowner do not need to take a crash course is online marketing.

2.) A home's information alone is not enough - every home lives in a market - the Trulia blog used a quote from Opray in the National Business Review, "I know my house better than any agent. Who better to sell the house than me?" True. However, it is not just about what the house has but rather knowing how it will fit into the market, which will ultimately cause it to sell. Another reason it is important to work with someone who has local knowledge about your community.

3.) Showings and connections sell homes - homeowners might sell a property every three to five years and in our current market, maybe longer. As a full time real estate professional, I sell homes every day and I have the connections you need to get your home shown and sold for top dollar.

4.) Even the smartest use an agent for expertise- even the most suave of online consumers and online resources like Trulia (which is designed to help consumers with or without an agent) suggest hiring a professional to help you get the job done. In any market condition, it makes sense to have someone who is a local expert represent your best interests.
