Happy National Homeownership Month

June is National Homeownership Month! Homeownership changes lives and enhances futures, and many Americans see it as one of their greatest hopes. These individuals are counting on the nation’s 1.3 million REALTORS® to champion and protect homeownership and help make it more affordable, attainable and sustainable. More than just a place to live, the American home is a symbol of community, families, and supporting local businesses. For so many of us, it’s an important milestone on the road to the American Dream.

For National Homeownership Month, let’s look at the current state of homeownership in America: The U.S. homeownership rate is hovering around sixty-four percent, with a majority of first-time homebuyers under the age of 37 years old. Also, an estimated 40 percent of borrowers will use an FHA loan to purchase their first home. According to the Silicon Valley Association of Realtors, the American housing sector is responsible for approximately fourteen percent of total economic activity.

According to the HUD, the median wealth or net worth of a homeowner is nearly $200,000, or 36 times greater that of the median renter who had just over $5,000.” Additionally, the children of homeowners are more likely to graduate from high school and earn more in adulthood.

Welcome to this week’s edition of Nate's Monday Message! Today, in honor of Memorial Day and remembrance of what is important to us, please take a few minutes to think about the country we all love and care about. Think about how we have gotten to this point as a nation. Think about all the struggle and sacrifice that has come before us. Think about all the brave and selfless men and women that have given their lives for us to have the freedoms we enjoy today. Think about the families that have struggled while their sons and daughters are away from home. Think about what it means to you to have the limitless possibilities for yourself and your families because we live in this great country. Think about the responsibilities you have to maintain this greatness and the character of this country we all love. We can all do something - what will you do?

Spring Home Sales Back on Pace as Price Increases Moderate

April home sales finished just one percent below a year ago as selling times shortened and tight inventory held steady, according to the RE/MAX National Housing Report. Meanwhile, April's median home price of $255,000 in the report's 54 markets was up a mere 3.6 percent - the smallest year-over-year April increase in eight years.

April's year-over-year sales decline of one percent marked the ninth consecutive month of year-over-year decreases, but April's sales dip was the smallest during that time. At the same time, inventory increased 0.8 percent and marked the seventh consecutive month of year-over-year growth in number of homes for sale. Compared to March, home sales in April sped up by a full week, taking an average of 52 days instead of 59. The average in April 2018 was 51 days. The Months Supply of Inventory in April dropped year-over-year from 3.0 to 2.6.

While the March-over-February increase in home sales of 28.8 percent was the smallest in five years, the April-over-March increase of 10.5 percent was the largest in five years.

"April's home sales blossomed, suggesting the typical seasonal jump in spring sales arrived later than usual this year," said RE/MAX CEO Adam Contos. "Solid buyer interest and sellers with realistic price expectations advanced the market's march toward equilibrium last month. That said, inventory remains constricted, and prices continue to climb, albeit at a slower rate. All in all, April's results were encouraging, and we continue to be cautiously optimistic about the prospects of a healthy spring selling season."

Of the 54 metro areas surveyed in April 2019, the overall average number of home sales is up 10.5 percent compared to March 2019, and down 1.0 percent compared to April 2018. In April 2019, the median of all 54 metro Median Sales Prices was $255,000, up 2.0 percent March 2019, and up 3.6 percent from April 2018.

The average Days on Market for homes sold in April 2019 was 52, down seven days from the average in March 2019, and up one day from the April 2018 average. The metro areas with the lowest Days on Market were Omaha, NE, at 27, and Denver, CO, and San Francisco, CA, both at 30. The highest Days on Market averages were in Augusta, ME, at 116, Hartford, CT, at 89, and Miami, FL, at 86. Days on Market is the number of days between when a home is first listed in an MLS and a sales contract is signed.

Welcome to this week’s edition of Nate's Monday Message! Over the weekend, as I spent time with my family it got me thinking about how we spend our time whether it is at work or at play or simple hanging out at home. Are we really making the best use of our time each and every day? Are there times when if we planned a little better, we could get more done? Do we wish we had more time to spend on the things we truly love? There is a solution to maximizing our time.

Set a goal, create a plan, and then accomplish it. This will be our challenge for this week. If you found 30 minutes a day, what would you do with it? Think long and hard about this answer as this will be what you think about while figuring out what you can change around, do differently, or eliminate from your schedule. Time is the one thing that is equal among all of us. How we use it is what makes all the difference in the world. Use it wisely for once it is gone it can never be replaced. Welcome to this week’s edition of Nate's Monday Message…its hard to believe it is already June, which means that school is out, vacations are on the horizon and of course, the temperatures will soar into the triple digits! Amid the summertime fun, we must not lose sight of our goals and ambitions in life. So this week, I’d like to talk about persistence. We need to focus on a plan and putting action steps in place so we can remain on track over the next few months.

The challenge of doing anything worthwhile is being able to do what is necessary over and over and not giving up – which is persistence. Let’s make it a great week!

ENCOURAGEMENT CORNER

Growing Good Corn, Author Unknown 

There once was a farmer who grew award-winning corn. Each year he entered his corn in the state fair where it won a blue ribbon.  

One year a newspaper reporter interviewed him and learned something interesting about how he grew it. The reporter discovered that the farmer shared his seed corn with his neighbors.

"How can you afford to share your best seed corn with your neighbors when they are entering corn in competition with yours each year?" the reporter asked.

"Why sir," said the farmer, "didn't you know? The wind picks up pollen from the ripening corn and swirls it from field to field. If my neighbors grow inferior corn, cross-pollination will steadily degrade the quality of my corn. If I am to grow good corn, I must help my neighbors grow good corn."

He is very much aware of the connectedness of life. His corn cannot improve unless his neighbor's corn also improves.

So it is with our lives. Those who choose to live in peace must help their neighbors to live in peace. Those who choose to live well must help others to live well, for the value of a life is measured by the lives it touches. And those who choose to be happy must help others to find happiness, for the welfare of each is bound up with the welfare of all.

The lesson for each of us is this: if we are to grow good corn, we must help our neighbors grow good corn. It is possible to give away and become richer! It is also possible to hold on too tightly and lose everything. Yes, the liberal man shall be rich! By watering others, he waters himself.

Welcome to this week’s edition of Nate's Monday Message! I want to take this opportunity to wish each of you reading this who are mother’s - including those who are step-moms and grandmother’s doing double duty - a very happy Mother’s Day celebration this coming weekend.

I also want to give a big shout out to my daughter Brandi for being an amazing mother to my granddaughter, Hayden. It is a joy I can’t describe to see my child raising her own child with such grace, confidence, love and compassion. To my partner Tonya, who is the mother of my youngest daughter Mila, I want to thank you for your constant dedication to our family, to our home and the efforts you put into raising our daughter to be a bright, loving, ambition young lady. I could not do it without you.

Lastly to my own Mother, I want to say thank you for helping me to become the man I am today. I know it was not an easy journey raising me and my siblings by yourself and I want you to know that there isn’t a day that goes by that I don’t thank you for your dedication, love and strength.

5 Tips for Hiring Home Maintenance Pros

If you don't have the expertise or time to handle these tasks, hiring a professional can help you stay on top of things. Here are quick tips on how to hire a contractor or service professional from Katherine Hutt, director of communications with the U.S. Better Business Bureau.

1.) Ask friends and family for references. After you have some names to work with, look the providers up on BBB.org to check their rating for complaints against the business. The more research you do, the more questions you'll know to ask — especially if online reviewers have called out specific issues, Hutt says.

2.) Make sure you read bids and contracts thoroughly. Don't let anyone pressure you to sign on the spot. If you don't understand something, ask for clarification. The bigger the project, the more important it is to take time to review contracts (or have your lawyer do it).

3.) Know the difference between an estimate and a contract. Provide a spec sheet of what services or products you want so you can compare bids. When it's time to put things in writing, request a contract that details the provider's warranties, payment schedule, line item list of each service being performed, and a timeline of completion.

4.) Don't pay for projects upfront. This is especially true of major remodeling projects. Hutt recommends that you structure payments in three parts: one-third upfront (as a deposit), one-third halfway through, and the final one-third after completion.

5.) Protect yourself from subcontractors and suppliers. Add a clause in your contract requiring the contractor to pay all subcontractors and suppliers prior to final payment. Otherwise, those companies or individuals may come after you (the homeowner) for payment and put a lien on your house, Hutt warns.
