Local RE/MAX Brokerages Merge

Local RE/MAX Brokerages Merge, Creating a Win-Win for Agents and Clients

RE/MAX Professionals is excited to announce a merger with RE/MAX Integrity, which will pair elite agents and strong leadership to create one of the most successful and productive real estate brokerages in the area. The two firms combined will remain RE/MAX Professionals and will service all areas of the Valley.

RE/MAX Professionals was founded in 2001 by Owners Nate Martinez and Frank Russo, while RE/MAX Integrity has been in operation since 1992. The two combined will have over 200 professional and experienced real estate agents.

In addition to an increase in market share, this merger furthers the outstanding reputations of two premier groups offering world class service to Arizona homebuyers and sellers. Both Martinez and Russo previously worked with RE/MAX Integrity prior to founding RE/MAX Professionals 10 years ago. RE/MAX Integrity Broker/Owner Ed McCloud is a mentor and friend to both Nate and Frank, and all parties are excited for this opportunity.

“We took a long look and saw that a merger of these brokerages would create a win-win situation for all parties involved,” said Russo. “Our offices share similar philosophies and creating an even stronger alliance is in everyone’s best interest. The RE/MAX agents in both firms have provided outstanding service to their clients for years and with even more resources, we’re confident we’ll continue to build on our current success in this market.”

Martinez added, “This is a great day for both groups. We respect Ed (McCloud) and we have worked with the many outstanding Integrity agents over the years. We’re excited to merge the talent from both sides and serve an even greater population of homebuyers and sellers in Arizona.”

In 2010, agents from the two offices participated in a total of 4,528 closed which ranked them No. 8 nationally and No. 1 in Arizona, among all RE/MAX Affiliates, for closed transactions sides, according to the recently released Real Trends 500 report.

The new RE/MAX Professionals will consist of seven offices located in Surprise, Avondale, Glendale (2), Sun City West, Anthem, and Central Phoenix. To learn more about joining REMAX Professionals, please call or email me today!

MIM was founded by Robert Ulrich, former CEO and chairman emeritus of Target Corporations. The idea for MIM came about after Mr. Ulrich and his friend Marc Felix visted the Musical Instruments Museum in Brussels, Belguim. They had a vision for a unique museum that offered a collecton of musical instruments from all over the world. Using state-of-the-art audiovisual technology, they are able to show musical instruments being play in their original cultural context and deliver the sounds of these instruments through high-quality headphones.

Located right here in Scottsdale, AZ the Musical Instrument Museum hosts educational programs, films, concerts, private parties and daily admissions to tour the museum. MIM is open every day except Thanksgiving and Christmas days - they have a full calendar of performances and events to pick from as well.

Sign of Recovery?

by Nate Martinez

Sign Of Recovery?

The number of home owners who were put on notice for defaulting on their mortgage payments dropped last month to the lowest level since 2006, according to RealtyTrac reports. Additionally, foreclosure filing were down by 33% in May, making this the eighth month consistently that foreclosure filing have been down. Lenders took back fewer homes in May, the second straight month of declines. And bank repossessions were down in May too — down nearly 30 percent over the last 12 months.

Could this be a sign of recovery in the real estate market?

Experts are still cautious. Lingering delays in banks’ foreclosure process may be the reason for the declining numbers, they say, and not an overall improving picture of the number of home owners facing foreclosure.

"Foreclosure processing delays continue to mask the true face of the foreclosure situation," says James Saccacio, the CEO of RealtyTrac. "Lenders are somewhat unevenly pushing batches of bad loans through foreclosure as they overhaul their paperwork and documentation procedures."

Overall, banks hold 2 million homes in some stage of foreclosure. Banks are on track to repossess about 200,000 fewer homes this year than in 2010; the projection is 800,000 this year compared to 1 million last year.

Nevada continues to lead with the highest rate of foreclosures — one in every 103 households received a foreclosure notice there in May. Here are the top 10 states with the highest foreclosure rate in May:
1. Nevada
2. Arizona
3. California
4. Michigan
5. Utah
6. Georgia
7. Idaho
8. Florida
9. Illinois
10. Colorado

RE/MAX National Housing Report

Current Inventory of Homes For Sale in Maricopa County

by Nate Martinez

About a month ago I shared with you the current inventory of homes for sale in Maricopa County, based on the Arizona Regional Multiple Listing Service (MLS) data. If you remember I was shocked to report roughly 25,000 homes available for sale. Well, as of today we have dropped down even lower to a staggering 22,750 available inventory!

As I predicted in the previous blog we are now seeing multiple offers on properties that are newly listed on the market. As we all know, the basic rules of supply and demand, multiple offers will drive the sales price up – which results in an overall improvement to property values and hopefully bring some much needed stabilization to our market.

Interest rates are still holding steady around 4.5% for a 30 year fixed loan. If you have been waiting to buy – think again. Based on an $80,000 purchase, using the purchase price as the loan amount on an FHA loan, the principle and interest payment is $405.00 a month. Even if we calculated in the additional monthly expenses for mortgage insurance, property taxes and hazard insurance we will still be at a far lower dollar amount than you can rent for in today’s market.

If you have been waiting to see what the market is going to do before you make a move, you may want to consider now before you miss out on the best pricing we’ve seen in 10 years. Call me today to get started!

A Day at the Ballpark:
If your Dad is a baseball fan, then this gift is an absolute home run (pun intended). Tickets to a game are always a winner, but accompanying him to the game is a something your Dad will appreciate even more!

A Car Wash:

I don’t know a Dad who doesn’t loves a clean car. If your budget is a little tight, wash and wax Dad's car yourself. If time is an issue but money isn't, consider paying for a mobile detail service.

If your Dad loves to spend time in the garage, then chances are he'll love a garage that's clean and organized. See if you can get Dad out of the house for the day to make this happen. It's an inexpensive way to show how much you love him.

A Night on the Town:
When was the last time Dad and Mom had a great night out without the kids in tow? Dinner, tickets to a movie or a concert would be a great gift idea. However, if your budget is limited, you go with dinner in and you do all the cooking and cleaning!

All Dad’s appreciate a new tool they can use around the house or on the car, especially power tools! There are a variety of great tools available for in a range of affordable prices. If you are not sure what your Dad might like or need, get him a gift certificate and then take him shopping. You’ll both enjoy the time spent together!

If your Dad likes beer, then he’ll definitely appreciate a Microbrew of the Month subscription! For 12 months, your Dad will receive different bottles of premium microbrew beers from award-winning breweries nationwide. Club prices vary depending on who you order through. You can also try different wines, chocolates or hot sauces, if that is more your Dad’s style.
