Welcome to this edition of Nate’s Monday Morning Message. I hope that each of you had a wonderful weekend and found a few minutes to really enjoy and have some fun. We are constantly working on improving ourselves and our situations. We all try to make things better each and every day in big ways and in small ways. The challenge becomes the consistency of doing it.

Like many things in life they get harder to do over time and we need to dig deeper and deeper to find the strength and determination to succeed. What it comes down to is passion. Do you have the passion to achieve the goal that you are working towards? Do you have the passion to put up with the bad with the hope that the good will be so very worth it? You must find your passion in everything you do. It is a mindset and it can be created over and over and over if you desire the end result bad enough. Passion is the gas that runs your engine. We do not all have the same passion even if we are trying to achieve the same end result. Find yours and put it to work. Let’s make this the best week of the year!!

RE/MAX National Housing Report June 2014

For the third month in a row, national home sales have gone up from the previous month’s reports, according to the National Housing Report from RE/MAX. Home prices continue to push higher in May with a 7.7 percent increase over May 2013.

“The usually strong spring selling months appear to be following traditional growth patterns. We’ve now seen three straight months of increased sales over the previous month - although we may not match the growth rates we saw last year, we are seeing significant increases in both sales and prices and that’s a positive sign.” Margaret Kelly, RE/MAX CEO

Welcome to this edition of Nate's Monday Morning Message. I hope everyone had a fantastic weekend filled with a lot of fun and relaxation. I wanted to remind all of you of the 5 P's of Life: Prior - Planning - Prevents - Poor - Performance. I hope you keep this in mind both for your personal life and your business life. To be truly successful in all we do, planning is a must. We must plan for what we need to do and also plan for the different roadblocks that may and most likely will get in our way.

When these roadblocks pop up we will be prepared and be able to act quickly. Once we have our plans, we can go after our goals with the passion, determination, and focus to be successful. Spending a small amount of time in the beginning can save you a bunch of time in the end. Remember that you must also ACT! Taking action is honestly the single biggest differentiator to success. Follow the 5 P's and Take Action EVERYDAY! Let's Make This The Best Week Of The Year!

Which "For Sale" Sign Can You Use?

Which "For Sale" Sign Can You Use?

With recent changes in the law, some valley homeowners are experiencing a challenge with their Homeowner’s Association and the placement of signs advertising that their home is for sale. Here is what the Arizona Statute says about “FOR SALE” or “FOR RENT” signs, in regards to Homeowners Associations:

Can an HOA prohibit a property owner from placing a “FOR SALE” or “FOR RENT” or temporary “OPEN HOUSE” sign in their yard?

            Answer: No, as long as:

1.)    The sign is commercially produced and the HOA does not prohibit or restrict leasing.

2.)    The sign is not in excess of 18” x  24” and

3.)    The rider attached is not in excess of 6” x 24.”

Can an HOA require the property owner to use a particular sign?

            Answer: No. Arizona law states in part “the association shall not require the use of particular signs indicating an open house or real property for sale.”

Do an HOA’s CC&Rs take precedence over Arizona’s “FOR SALE” sign statutes?

            Answer: No. Arizona’s “FOR SALE” sign statutes supersedes and renders void that portion of an HOA’s CC&Rs that prohibits the display of a “FOR SALE” sign and sign riders by a property owner on that person’s property.

Welcome to this edition of Nate's Monday Morning Message…I hope you had a fantastic weekend filled with lots of fun and relaxation.  The things we accumulate over time are the result of our hard word and determination. Let us keep in mind that the tangible things around us are not the reason for living, but rather the result of a life lived properly. The people and the experiences we have are much more valuable than any item we may obtain. Be present in all that you do. Slow down and concentrate on the conversations you are having with your children, spouse, or other loved ones. Slow down and enjoy the funny thoughts that you may have about experiences of the past. Slow down and think about all the great people and opportunities that are surrounding you each and every day. Make a decision to truly enjoy life!

ENCOURAGEMENT CORNER...

The Coffee

A group of alumni, highly established in their careers, got together to visit their old university professor. Conversation soon turned into complaints about stress in work and life. Offering his guests coffee, the professor went to the kitchen and returned with a large pot of coffee and an assortment of cups - porcelain, plastic, glass, crystal, some plain looking, some expensive, some exquisite - telling them to help themselves to the coffee.

When all the students had a cup of coffee in hand, the professor said: "If you noticed, all the nice looking expensive cups were taken up, leaving behind the plain and cheap ones. While it is normal for you to want only the best for yourselves, that is the source of your problems and stress. Be assured that the cup itself adds no quality to the coffee in most cases, it’s just more expensive and in some cases even hides what we drink.

What all of you really wanted was coffee, not the cup, but you consciously went for the best cups... and then began eyeing each others cups.

Now consider this: Life is the coffee, and the jobs, money and position in society are the cups. They are just tools to hold and contain Life, and the type of cup we have does not define, nor change the quality of Life we live. Sometimes, by concentrating only on the cup, we fail to enjoy the coffee."

Nate's Monday Morning Message 

Welcome to this edition of Nate's Monday Morning Message. This week I wanted to talk to you about persistence. We have focused on getting a plan together and putting action steps in place to reach our personal and business goals. That's the easy part!

The challenge of doing anything worthwhile is being able to do what is necessary over and over and not giving up. This is the part that we must all focus on. Let’s put a plan together, action steps to achieve that plan and the persistence to continuously work the plan day in and day out. This is what will get us to where we need to be and this is what will separate us from the pack. 

Don't let anyone try and stop you from achieving your dreams! If anyone does try, call me and I'll be there to help!

ENCOURAGEMENT CORNER...

Growing Good Corn, Author Unknown 

There once was a farmer who grew award-winning corn. Each year he entered his corn in the state fair where it won a blue ribbon.  

One year a newspaper reporter interviewed him and learned something interesting about how he grew it. The reporter discovered that the farmer shared his seed corn with his neighbors.

"How can you afford to share your best seed corn with your neighbors when they are entering corn in competition with yours each year?" the reporter asked.

"Why sir," said the farmer, "didn't you know? The wind picks up pollen from the ripening corn and swirls it from field to field. If my neighbors grow inferior corn, cross-pollination will steadily degrade the quality of my corn. If I am to grow good corn, I must help my neighbors grow good corn."

He is very much aware of the connectedness of life. His corn cannot improve unless his neighbor's corn also improves.

So it is with our lives. Those who choose to live in peace must help their neighbors to live in peace. Those who choose to live well must help others to live well, for the value of a life is measured by the lives it touches. And those who choose to be happy must help others to find happiness, for the welfare of each is bound up with the welfare of all.

The lesson for each of us is this: if we are to grow good corn, we must help our neighbors grow good corn. It is possible to give away and become richer! It is also possible to hold on too tightly and lose everything. Yes, the liberal man shall be rich! By watering others, he waters himself.
