Betty’s Nosh is located at the Southeast corner of 67th Avenue and the 101 Loop

This will be a fun evening with food, wine and community support to help our four-legged friends. There is a $20.00 entry fee and 100% of the proceeds will be donated to the Sun Valley Animal Shelter.

Welcome to this edition of Nate’s Monday Morning Message. I hope everyone had a fabulous weekend filled with fun and relaxation. Isn't it amazing how time just rushes by. We should all take some time to truly think about what it is that we have done with our lives so far. I am sure that all of us have made some great decisions and also some not so great decisions. I believe the only bad decision is sticking with a bad decision. I also believe that living your life with regret and hurt is torture in many ways.

We should leave those bad decisions in the past so they do not continue to have an affect on us. We should be thankful for all the great things and people that have been involved in our lives. We should be happy and full of energy to make the future as bright as it can be. Letting go of one thing allows you to grab on to another. Let us focus on making great decisions.

Regardless of where you are in your life today, YOU have the opportunity to make it better. Constantly move forward and improve. Take responsibility for your actions and make better decisions. You can make massive advances in a short period of time by taking lots and lots of small steps. Start taking those steps today! Let’s make this the best week of the year!

Fannie Mae Change: How Does This Impact You?

Fannie Mae Change: How Does This Impact You? 

Recently Fannie Mae made a big change that could impact a lot of would-be home buyers. If you are in the market to buy a home, you may want to consider making your purchase before August 16th otherwise, you may have to wait another two years.

Fannie Mae announced that they have changed the required waiting period for borrowers who have had a previous deed-in-lieu of a foreclosure or short sale transaction. Currently, buyers with a short sale two or more years ago, are eligible for Conventional financing with 20 percent down. With these changes to the Fannie Mae guideline, buyers will now have to wait four years before qualifying for a new Conventional loan.

The updated Fannie Mae guideline is scheduled to go into effect on August 16, 2014. Buyers who are under contract by August 16, 2014 will qualify under the current guidelines, however after this date, borrowers will fall under the new four year waiting period.

Nate's Monday Morning Message

Welcome to this edition of Nate’s Monday Morning Message...I hope each and every one of you had a fantastic weekend filled with fun and relaxation.  We all face similar challenges in our lives and we all handle those challenges differently. There a few things that we all could do better to make the challenges that will come a little easier to handle. First, keep in mind that challenge and struggle will come to you. That is life and we all go through it. Second, your reaction to what happens to you is 100 percent within your control. You may not control what happens, but you control what you do about it. Third, pointing fingers or placing blame on others never solves the problem at hand. The goal is to understand what happened and why and move on. Fourth, love more and argue less. Spend your time loving a few rather than arguing with many. Fifth, realize your time here is limited and the clock is ticking. Don't waste time you can't get it back once it's gone. We must all work harder each and every day to make the life we have the very best. Keep smiling, keep your head up and keep moving forward.

According to the National Housing Report provided by RE/MAX Headquarters in Colorado, summer home sales have been on the rise for four months in a row. Currently, on a national average, homes are selling in 62 days with approximately 4.1 months of inventory on the market.

“The increasing inventory of homes for sale is having a positive impact, despite some lingering challenges with lending standards, so the recovery remains in place. If the overall economy improves, history has shown that housing is likely to stay in line with long-standing seasonal trends.” Margaret Kelly, RE/MAX CEO. As we prepare for the week ahead, let us keep in mind that we are making progress each and every day. Our focus must be on the small victories we achieve and not solely on all that still must be done. If you have made progress in spending more time with your family and friends, be happy about that. If you have organized your life and business to be more productive and manageable, be happy about that. If you have learned to let the negative attitudes of others in life not affect you, be happy about that. 

These small victories are what make up a successful life. Do not forget about them as you work towards more and more of them. Small bites make for a great meal.

Welcome to this edition of Nate's Monday Morning Message. I hope you all enjoyed the weekend and found some time to enjoy and relax. We all know that freedom is not free, but it is worth the price we all pay. We all should find ways that we can help continue to make ours the strongest, most productive, proudest nation on the planet. Give back every single day! I want to thank all of you for contributing to our businesses, communities, and country’s past and future success. We live in a nation that allows us such amazing freedom and opportunity – let’s do something with it!

Imagine that you had won the following PRIZE in a contest: Each morning your bank would deposit $86,400 in your private account for your use. However, this prize has rules. The set of rules are:

1. Everything that you didn't spend during each day would be taken away from you.

2. You may not simply transfer money into some other account. 

3. You may only spend it.

4. Each morning upon awakening, the bank opens your account with another $86,400 for that day.

5.  The bank can end the game without warning; at any time it can say, “Game Over!"  It can close the account and you will not receive a new one.

What would you personally do?

You would buy anything and everything you wanted right? Not only for yourself, but for all the people you love and care for. Even for people you don't know, because you couldn't possibly spend it all on yourself, right?

You would try to spend every penny, and use it all, because you knew it would be replenished in the morning, right?
