RE/MAX National Housing Report - August 2014

RE/MAX National Housing Report - August 2014

While 2014 sales have not been rising as rapidly as sales in 2013, this year remains well above the sales of the same period in 2012. Home prices continue to rise, but at a slower rate than in 2013. July home prices were 7.9 percent higher than prices last July.

“After a slow start to the year, 2014 home sales have been improving. Sales are following the expected seasonal pattern and are approaching the levels we saw last year.  As inventory continues to build the recovery continues at a more stable and sustainable rate.” Margaret Kelly, RE/MAX CEO.

On a year-over-year basis, the Median Sales Price has now risen for 30 consecutive months. Because inventory is improving, home prices are not rising as rapidly as last year, when the July Median Sales Price rose 11.5 percent. Among the 52 metro areas surveyed, 44 reported higher sales prices than one year ago. Click here to view the full National Housing report for August 2014.

Nate's Monday Morning Message

Nate’s Monday Morning Message

Welcome to this edition of Nate's Monday Morning Message. I hope you all had a wonderful weekend filled with family, friends, and fun. It is Monday morning again - Are we prepared for the successes we will have this week? Are we prepared to overcome the obstacles in our way this week? Are we prepared to do what works and change what does not this week?

I would encourage each of you to take 15 minutes this morning to set your goals for this new week. What would you like to accomplish in business and in your personal lives? How will you accomplish these goals? Also, make a list of the things you will NOT do because you know those will not further your goals. What will you do instead? Stick to these lists and see what happens.

As the day gets going, and the week gets busy, review what you have set for yourself and adjust your actions accordingly. You are the artist of this picture and the finished product is up to you. This is a great week to start painting. Take control over yourself and your actions and get going.

A group of frogs were traveling through the woods, and two of them fell into a deep pit. When the other frogs saw how deep the pit was, they told the two frogs that they were as good as dead. The two frogs ignored the comments and tried to jump up out of the pit with all their might. The other frogs kept telling them to stop, that they were as good as dead. Finally, one of the frogs took heed to what the other frogs were saying and gave up. He fell down and died.

The other frog continued to jump as hard as he could. Once again, the crowd of frogs yelled at him to stop the pain and just die. He jumped even harder and finally made it out. When he got out, the other frogs said, "Did you not hear us?" The frog explained to them that he was deaf. He thought they were encouraging him the entire time.

This story teaches two lessons:

1. There is power of life and death in the tongue. An encouraging word to someone who is down can lift them up and help them make it through the day.

2. A destructive word to someone who is down can be what it takes to kill them.

Be careful of what you say. Speak life to those who cross your path. The power of is sometimes hard to understand that an encouraging word can go such a long way. Anyone can peak words that tend to rob another of the spirit to continue in difficult times. Special is the individual who will take the time to encourage another. Author Unknown

Villa di Tutti Santi - Luxury Home For Sale

Villa di Tutti Santi - Luxury Home For Sale

Villa di Tutti Santi lives up to its meaning, “home of all Saints,” as this Italian-inspired villa truly speaks to both the mind and spirit. It elevates your senses and takes you to a different time and place, where art and design come together to create a space of drama, light and function.

Welcome to the private community of La Strada Del Lago, located in north Peoria, where twelve highly designed and unique homes are nestled behind the security gates, including this spectacular home. True to its Italian heritage, the front courtyard of Villa de Tutti Santi is surrounded by a privacy wall and second security gate. Here, you will discover one of the finest luxury homes in the West Valley.

The award-winning custom-designed front door sets the stage for all that is to come.  Inside, you’ll step into a large, formal foyer featuring a twenty-one foot ceiling that’s framed by custom crown molding. It also serves as the backdrop for a crystal chandelier that glimmers with the sparkling lead crystals of Preciosa crystal. Like the many chandeliers and sconces throughout the home, this special piece was designed and imported from the Czech Republic. But no doubt the focal point of this welcoming hall is the spiral staircase with the upstairs balcony. Custom designed to match the front door, this iron railing is accented by a solid brass hand rail to compliment that incredible chandelier.

To the left of the grand foyer, you will find the library. True to its heritage, this quiet space features maple wood paneling, alder wood beams and cabinetry, and a remote-controlled fireplace to create warm light by which to read. This is truly a library that can be enjoyed by any level of reading enthusiast.

To the right of the grand foyer stands the formal dining room. This luxurious dining space features uniquely designed walls to dramatic reflect the light of the crystal chandelier and sconces, while the alder paneled ceiling above creates an intimacy that is typically reserved for only the most exclusive dining experiences. But with space to comfortably seat sixteen or more people, the only limitation to the size of your dinner party is your imagination.

Like the entry ways to the library and dining room, the arches throughout the home are enriched by hand-trimmed alder wood treatments that wrap around each one. You’ll also discover subtle details true to the home’s Italian lineage, such as custom-painted ceiling domes in soft shades of gold or recessed niches perfect for displaying those special pieces of art.

Continue roaming the hallways of the spacious first level and you’ll also discover the formal living room; one of three master retreats in the main house; and, of course, a gourmet kitchen that any professional chef or amateur cook would envy. Notice the hand-carved vent hood over the eight-burner gas cooktop, the hand-carved cabinets on the nine foot long kitchen island or the hand-tooled cabinetry on the many other cabinets and drawers. All are host to a quartz countertop that beautifully blends the old world features with new amenities.

And, as you would expect in a home of this caliber, Wolf appliances and Subzero refrigerator and wine cooler are the mainstay. No Italian villa would be complete without a built-in cappuccino machine, double ovens and for those more modern needs, double microwaves. From the kitchen you can enjoy the spacious family room where indoor and outdoor space becomes one with the help of retractable pocket doors that lead you into another world

Not to be outdone by the magnitude of the interior of this home, the back yard of this palacious spread is nothing short of impressive. Hosting two lounging cabanas, a full outdoor kitchen, spacious main house patio, oversized pool and lush vegetation, this is no ordinary backyard. This is life in a resort-like setting. The total property consists of 1.57 acres and all is lushly landscaped and completely fenced for maximum privacy.

Also enjoying the views of this incredible, lush setting is a private guest cottage, featuring a separate living room, large separate bedroom and a luxurious bath with a jetted tub and separate shower. This is no ordinary guest space. This is living space.

The same can be said of the three master suites in the main house - each not only features sitting spaces, amazing views of the grounds from their private decks or patio, en-suite bathrooms with soaker tubs and separate showers. Like all the rooms throughout this special home, the fine details are seen in the crown-molding, the specially designed paint schemes to complement each room’s theme, and custom-made draperies and sheers to beautifully frame large windows. It’s these features and so many others that truly make Villa di Tutti Santi a home where mind and spirit come together.

Nate's Monday Morning Message

Welcome to this edition of Nate’s Monday Morning Message. I hope you had a fantastic weekend and enjoyed some time for yourself. Let’s take a few minutes today to really look inward at ourselves. Are we putting the right face forward? Are we projecting the positive, upbeat attitude that we should be as leaders in our communities and role models to our families? Let us act every minute of everyday like it is on purpose. We have the ability and we just need the determination to do so. Short and Sweet: Don’t waste another minute of your life. Act today!! Let’s make this the best week of the year.

There was once a boy who wanted to seek the secret of success. One day he approached a wise man living up in the mountain. When he found the wise man at the hut, he asked "Wise man, can you tell me the secret to becoming successful in life?" The wise man was silent for a bit. After a moment, the wise man led the boy down to the river. They kept walking into the river until the boy was fully submerged in the water. The boy struggled and the wise man did not help him. The wise man held his head under the water. After a while, the wise man pulled the boy out of the water and headed back up to the mountain. At the hut the wise man asked the boy what he desired most when his head was submerged in the water. To this the boy quickly responded, "Of course, I wanted to breathe, you old fool!" To which the wise man replied, "Son, if you desire success as much as you wanted to breathe, then you would have found the true secret of success."

Success is a matter of choice. If we have enough strong reasons, there is nothing we cannot do. Once we have the reasons we will surely find the way to do it.
