Helping Buyers Manage Risk with Home Inspections

It would be impossible for even the most knowledgeable Realtor to know everything about every mechanical system in a home. That is why it is important to have inspectors and licensed contractors to assist with those details. However, as real estate professionals, my team and I have learned a few of the basic facts about home inspections so we can better represent our clients and help them identify possible red flags that could lead to expensive repairs.

1.) When a home inspector reports a “split” HVAC system, they are basically measuring the temperature difference between the air going into the AC system and the air coming out.  A Split of 16-22 degrees F is considered a “good split”.  If the number is higher or lower than that, there is typically a problem.

2.) When you ask a seller to make a repair:
*Per our Arizona Residential Contract, we want to make sure the seller provides a receipt for any repairs done. This will give you protection during the re-inspection process.

*We should always ask the seller for a receipt from a licensed contractor(s).

*Performing a re-inspection will ensure the contractor actually performed the repair.

3.) Adding refrigerant to an AC unit is not a repair. If a contractor adds more than 2 pounds of refrigerant, they should be searching for and repairing any leaks or replacing a system component.

4.) Since home inspections are not “technically exhaustive” they do not disassemble HVAC units to inspect the coils, etc. It may be wise to hire a licensed HVAC contractor to do a separate inspection of the AC unit.

*An additional inspection of the AC until will give you a broader scope that what is evaluated during a home inspection and usually run about $75.00. If the unit is older, the house has been a rental or pets have lived in the home, you may want to consider having an additional HVAC inspection.

Market Update

The National Association of Realtors (NAR) reported in their pending home sales index, which measures the volume of homes under contract, a jump to 19.8% in June verses last June which suggests home sales in the later part of 3rd quarter could surpass the fall of 2010 sales volume.

Today in the Arizona Regional MLS there 17,853 homes under contract and only 15,871 currently available for sale - for the first time in history we have more sale pending homes than homes for sale in our market! If you are thinking about buying or selling, please give us a call today. Game 3 of 2001 World Series

As many of you know from my Facebook status updates, I will be meeting former President Bush at the 5 Star Conference this coming week. I have had the pleasure of meeting a few celebrities and famous people in my time however I am particularly excited to meet Mr. Bush.

On the radio this morning they were recapping the highlights from the Diamondbacks game last night (what a great game!). Now I don’t usually pay any attention to the radio DJ’s however they peaked my interested when they brought up game 3 of the 2001 World Series – the game President Bush pitched the opening ball for.

Did you know the catcher was really a secret service guy dressed in a Diamondbacks uniform? President Bush has been the only President in history to pitch the opening ball during a World Series game. And what a game it was – what a time it was for our Country.

It is a bit surreal to think the Diamondbacks could make it all the way to the World Series this year – of all the years to do it – on the 10th anniversary of 9/11 and ten years after the one and only time they have been to the World Series as a ball club. On one hand, I’ll be rooting for my home team to take it all the way and on the other praying for those who were impacted by the 9/11 tragedy. Whatever you are doing this weekend, I hope you take a moment to honor and celebrate those we died on September, 11th 2001 – “never forget.”
