Welcome to this week’s edition of Nate's Monday Message…I am going to keep this email short and sweet this week! We are almost through the first quarter of 2019. How are you doing with your goals? Are you working a plan to achieve them? We’ve got to work a little harder than the competition, innovate, create and then level up. But remember to smile and have fun, be caring and compassionate, and make a difference. Let’s make it a great week!

ENCOURAGEMENT CORNER

Just for Today! 

Written by Sybyl F Partridge in 1916 and printed in "How to Stop Worrying, And Start Living" by Dale Carnegie, 1951

1.   Just for today I will be happy.  This assumes that what Abraham Lincoln said is true, that "most folks are about as happy as they make up their minds to be." Happiness is from within; it is not a matter of externals.

2.   Just for today I will try to adjust myself to what is, and not try to adjust everything to my own desires. I will take my family, my business, and my luck as they come and fit myself to them.

3.   Just for today I will take care of my body. I will exercise it, care for it, nourish it, not abuse nor neglect it, so that it will be a perfect machine for my bidding.

4.   Just for today I will try to strengthen my mind. I will learn something useful. I will not be a mental loafer. I will read something that requires effort, thought and concentration.

5.   Just for today I will exercise my soul in three ways; I will do somebody a good turn and not get found out. I will do at least two things I don't want to do as William James suggests, just for exercise.

6.   Just for today I will be agreeable. I will look as well as I can, dress as becomingly as possible, talk low, act courteously, be liberal with praise, criticize not at all, nor fault with anything and not try to regulate nor improve anyone.

7.   Just for today I will try to live through this day only, not to tackle my whole life problem at once.  I can do things for twelve hours that would appall me if I had to keep them up for a lifetime.

8.  Just for today I will have a program. I will write down what I expect to do every hour.  I may not follow it exactly, but I will have it.  It will eliminate two pests, hurry and indecision.

9.   Just for today I will have a quiet half hour all by myself and relax. In this half hour sometimes I will think of God, so as to get a little more perspective into my life.

10.   Just for today I will be unafraid, especially I will not be afraid to be happy, to enjoy what is beautiful, to love, and to believe that those I love, love me.

If we want to develop a mental attitude that will bring us peace and happiness, here is rule # 1: Think and act cheerfully, and you will feel cheerful.

Welcome to this week’s edition of Nate's Monday Message! I trust that each of you reading this had a wonderful weekend, filled with enjoyment and memories made. Today, I want to talk to you about fairness and understanding. Many of us heard as children that "life just is not fair." I am not sure that I agree, because you see life is what you make of it, and fairness is subjective. We all know people who are deliberate, thoughtful, and fair. We also know people who are non-deliberate, non-thoughtful and not very fair.

I would encourage you to take a look at yourself and ask if you are deliberate, thoughtful, and fair. Regardless of what life has done for you up until today, the future is a clean canvas and you are the painter. Make wise choices and be fair and understanding. Life will bring back to you what you give to others. Let’s make it a great week!

RE/MAX R4 Convention Makes an Invaluable Impact on RE/MAX Professionals  

Last week the Nate Martinez Team had the pleasure of attending the RE/MAX R4 Convention in beautiful Las Vegas. The RE/MAX R4 Convention is not only a fantastic networking and educational opportunity for agents, it’s also a time to celebrate the incredible talent and larger-than-life personalities of the RE/MAX network! RE/MAX R4 has been a diverse blend of networking and educational opportunities for all attendees and there were some unforgettable experiences at the event that brought in more than 6,000 energized RE/MAX Affiliates from over sixty countries!

RE/MAX Awards recognized achievements of Affiliates during the previous calendar year, as well as their continuous commitment to clients. This annual convention focuses on delivering more value to agents and brokers through tools, training and technology. Recognizing achievements is a core part of the RE/MAX R4 Convention – and celebrating top-producing teams is no exception.  The Nate Martinez Team was honored to be a part of the RE/MAX Diamond Club – an award that recognizes associates who have earned $1 million or more in gross commissions.

“We lead the industry because of you. Nobody in the world sells more real estate than RE/MAX,” said RE/MAX CEO Adam Contos at the event’s Opening General Session. “We’re innovating and shifting to meet the needs of our agents, Broker/Owners and consumers.”

We even have some exciting new technology rolling out that will help us serve our real estate clients and families even better!

We were captivated by CMN Hospitals Miracle Child Makenna Schwab, a poised, vivacious 14-year-old born with the joints in her body disconnected. She shared a story not only of medical hardship, but of dedication to the mission of Children’s Miracle Network Hospitals and raising funds and awareness for others. RE/MAX Professionals and the Nate Martinez Team are proud contributors of Phoenix Children’s Hospital, a Children’s Miracle Network Hospital. Last year we exceeded our fundraising goal of $10,000 and helped raise $17597.30 which went directly to the hospital!

The Nate Martinez Team has been proudly serving the Valley of the Sun for over thirty years and look forward to continuing the RE/MAX culture of caring and service to our clients in 2019!

Welcome to this week’s edition of Nate's Monday Message! We spend a lot of time thinking about all the things we need to fix or improve in our lives. However, what amount of time do we spend being proud of what we have accomplished so far, or feeling thankful for the blessings we currently have? Let us focus some of our attention on those items this week and every week going forward. True, we must work hard, but we also need to look at how far we’ve come, and smile. Life is a journey of experiences! Let’s make it a great week!

My Dog Can Walk on Water

There was a hunter who came into the possession of a special bird dog. The dog was the only one of its kind, because it can walk on water. One day he invited a friend to go hunting with him so that he could show off his prized possession. After some time, they shot a few ducks, which fell into the river. The man ordered his dog to run and fetch the birds. The dog ran on water to fetch the birds. The man was expecting a compliment about the amazing dog but did not receive it. Being curious, he asked his friend if the friend had noticed anything unusual about the dog. The friend replied, “Yes, I did see something unusual about your dog. Your dog can’t swim!”

Moral of the story: More than 90 percent of the people that we face every day are negative. They choose to look at the hole in the middle rather than the doughnut. Do not expect compliments or encouragement from them. These are the people who cannot pull you out of your present situation. They can only push you down. So be aware of them, spend less time with them, and do not let them steal your dreams away from you.

A sixth consecutive month of declining home sales in January contributed to the largest year-over-year inventory increase in at least ten years, according to the RE/MAX National Housing Report.

While year-over-year home sales dropped eleven percent – extending a streak that began in August – inventory grew year-over-year by an average of 6.4 percent across the report’s fifty-four U.S. metro areas. January marked the fourth consecutive month of year-over-year inventory growth – further reversing a decade-long trend of shrinking inventory. December 2018’s year-over-year inventory growth of 4.7 percent was the previous record in the report’s ten-year history.

“The winter chill extended to the housing market in January, as home sales remained cool,” said RE/MAX CEO Adam Contos. “The good news is that inventory levels in January continued to rise on a year-over-year basis, providing incremental improvement in what’s been a multi-year shortage of for-sale homes. This is a positive for homebuyers, as the market continues to swing their way.”

The median sales price of $234,000 was a report record for January, increasing 4.6 percent over January 2018. But the rate of sales price increase was considerably less than the 6.7 percent posted from January 2017 to January 2018. December 2018 was the only month since January 2012 to show a year-over-year decline in median sales price. Fifty-nine days on market was a record low for January sold listings – averaging one day less than the 60 posted in January 2018. January’s 3.9-month supply of inventory was higher than the 3.4-month supply of January 2018.

“Underlying demand remains solid overall, as evidenced by widespread price increases,” said Contos. “So the housing market, while not markedly busy in January, remains relatively healthy. Furthermore, with interest rates stabilizing and home-price increases slowing, the spring selling season shapes up to be as interesting as any we have seen in years.”

Of the 54 metro areas surveyed in January 2019, the overall average number of home sales was down 26.1 percent compared to December 2018, and down 11.0 percent compared to January 2018. In January 2019, the median of all 54 metro Median Sales Prices was $234,000, down 2.5 percent from December 2018, and up 4.6 percent from January 2018. The average Days on Market for homes sold in January 2019 was fifty-nine, up four days from the average in December 2018, and down one day from the January 2018 average.

You can’t control others, but you can choose how you interact with them. You can’t control the outcome, but you can choose how you react to it. This week, make it a point to focus on your choices, and you will find that you have more control that you realize. Let’s make it a great week!

But as with life and business, things change including technology. We used to have home phone numbers, AOL chatrooms and pagers if we needed to reach someone quickly.

Nowadays, home phone numbers are a thing of the past, text messaging has replaced pagers and we have a giant chatroom known as Facebook to connect us with those we love and care about across the globe. We love the advancement of technology, however, the way we connect with our clients has also changed, and in that process, we have lost important contact information for many of you. In an effort to reconnect with you in 2019, we have hired a customer service specialist to help us – his name is John.
